This 161.5 acre property is 1/2 mile by 1/2 mile large, with road frontage along the west side. It is located in the Hackberry community of Cottle County, Texas, towards the end of a dead-end road, approximately ten minutes from the town of Paducah. The land lays just half a mile from the 120,000 acre Triangle Ranch and the Wichita River Valley on both its north and east side.
The ranch doesnt seem to have any hunting pressure around it, and I havent seen any blinds or feeders on the neighbors. You will find whitetail deer and feral hog here, with the potential for quail too. The ranch has not been grazed or hunted in years and just needs some feeders in place to start locking in game. The terrain is rolling, with flat areas that could be broken out into food plots.

Vegetation includes a variety of native grasses, including bluestem, switch, and gramma, plus re-emerging mesquite and cedar trees. There are also scattered yucca, wild plum, and prickly pear. Over time, you can expect the trees to get thicker on the place, like some of the neighboring tracts have that were let to go back to native pasture.
The whole perimeter has a barbed wire fence around it, which needs some reinforcing in order to run cattle. A old water well is on the place, but the casing has collapsed so it is not in working condition. You should not have any problem drilling a new well. Public electric lines are running down the road by the property too.
ASKING PRICE: $1000/acre
