THE LAND:
The topography has a slope and slight roll to it, with total elevation change of 125' (1850'-1725'). The vegetation is primarily juniper cedar and honey mesquite thickets, with rocky, clay loam soils. Three food plots have been cleared (3.2, 1.3 & 1.7 acres in size), which allow the opportunity to hunt off of feeders or plant wheat for the wildlife.
The entrance is on the west side of the land and starts you off at one of the high points of the ranch. A few mesas are here too, and in the distance, providing some nice views. Electricity runs from the entrance all the way across to the east border. A Red River water meter is located near the northwest corner as well, if you wanted water for a cabin or hunting lodge. All of the ranch roads have been newly bladed and are in excellent condition. The ranch has one perimeter barbed fence, with pipe corners and metal t-posts, and it is in great shape too.
WATER:
This ranch has one small lake that can hold 2.5 surface acres of water. The water is crystal clear, and many cat tails are up its fingers, indicating that it is probably supplied by natural springs. This would not be uncommon in the northern Cottle County break country, as there are several spring fed creeks and tanks on the adjoining ranches.
The lake is stocked with bass, catfish and perch; you can even see them swimming through the moss along its bank! We cast for 30 minutes or so and hooked a fish every 2-3 throws, had a blast! A small metal storage building is located by the lake too, so you can keep fishing supplies, feed, etc. on hand. Deer and hog tracks are up and down the waters edge too.
This water feature is a huge asset to the ranch! You can build tank dams, but you can't build springs. Lakes, even small ones, can take years for their ecosystems to regulate themselves after being built. By buying this property, you get to immediately enjoy several decades worth of a lakes establishment.
WILDLIFE:
The whitetail genetics in the immediate vicinity are outstanding, with native bucks reaching into the 190s B & C. Mule deer will be found as well, plus Rio Grande turkey, bobwhite quail, feral hog, migratory dove and predators, such as bobcat, mountain lion and coyote. You may even see aoudad sheep, since they roam this area of Cottle County.
MINERALS:
The owner doesn't own any mineral rights, so there are none to convey. There is not any oil or gas production on the property itself and very little in this part of the county.
EASEMENTS:
The ranch has a power line easement crossing it on the east side, which runs north to south in a straight line. Also, the owner of the 5R Ranch on the east side has an access easement across the Byrd Ranch to get to his property; this easement follows the main ranch road going east and west, from the Byrd entrance to the 5R gate on the east fence line.
