Kimbrough Ranch is a 960 +/- Acre turn-key high fenced ranch in Central Texas just 1 hour 50 minutes from the DFW area, 1 hour 30 minutes from the Austin area, and 1 hour from Waco. Located near the headwaters of Coryell Creek, the property was traveled up and down by ancient Native American tribes who called this area home. Without question, one of the most complete ranches on the market today, the diversity and uniqueness from front to back is such that you have to see to believe. Over a mile of both sides of Coryell Creek traverses the middle of the ranch with some of the best Pecan and Elm bottoms weve seen. Neatly manicured areas on the Northern end give it a gentlemans feel while hardwoods and a wooly southern section provide a perfect mix of clean cut and ideal tree cover. While the character of the land itself is impressive to say the least, the improvements take it to another level. A custom home complete with over 5,200 SQFT of total slab space was crafted with a keen eye for functionality and architectural beauty.
WATER:
The ranch is well watered as 5 + ponds scatter the land along with approximately 5,400 feet of both sides of Coryell Creek snaking through the entirety of the property from West to East. A pond on the Southern end of the property has a spring in the center once known as pecan spring. During wet years this spring drives spring water from the pond cascading over a limestone ledge below creating a striking waterfall feature. Along with ample surface water, the ranch has a water well and access to a municipal water line that services the improvements.
IMPROVEMENTS:
Upon entry, you are greeted by a functional cabin perfect for guests or hunters. Just South of the hunting cabin lies a sprawling covered slab area including plentiful storage and parking space along with a walk-in cooler. Set amongst large oak groves rests a beautiful 4 bed/4.5 bath custom built lodge with 3,772 SQFT of living space and 1,499 SQFT of porch area. Every detail of this lodge was meticulously planned with a purpose in mind from the appliances, to the adult sized bunk room, to the concrete sealed tornado proof vault. The design of this lodge is truly top tier. Custom finishings and dcor make for an experience anyone will and everyone will appreciate, and the improvements are set up incredibly well for both personal enjoyment and entertaining guests. In order to protect aesthetics, underground power was run from the front of the ranch to the lodge location. The entire perimeter of Kimbrough Ranch is game fenced while a 26-acre game fenced catch pen sits toward the middle of the property. There is also an 800-yard shooting range with several targets set up in incremental distances. Top of the line Atascosa and All Seasons Blinds and feeders are set up in prime locations and are negotiable with sale.
WILDLIFE:
Genetically improved White-tailed deer herd, blackbuck, turkey, hogs, dove, and waterfowl can be seen on the ranch. The whitetail herd is truly world class, and has been strictly managed over the years, as evidenced by the pictures. There are many protein deer feeders that provide supplemental feed to the wildlife.
TOPOGRAPHY/VEGATION:
The property boasts an incredible diversity of habitat and cover, with a great mix of hardwoods, tall native grasses flowing amongst live oak studded meadows, brushy wildlife cover and incredible creek bottoms. The stunning mature pecan and elm bottoms lining Coryell Creek truly take you back in time. Under the canopy of lofty hardwoods rises vast areas of limestone rim overlooking the creek below providing a unique setting unlike any we have ever seen.
HISTORY:
The area is steeped in history and lore, and there are accounts that nearby there was a rock carved by Jim Bowie in 1832 telling a tale of 3,000 pounds of gold buried near Horseshoe Mountain near the headwaters of Coryell Creek. There is also a rich Native American history in the area and arrowheads and artifacts are not uncommon to find.
