Leon River Section - 1,188 Acres This section is rectangular in shape and has paved frontage on the Eastside of CR 344 for .6+/- miles near the NW corner, .5+/- miles on Oglesby Neff Park Road near the NE Corner. The focal point of this section of the ranch would have to be the 2.5+/- miles of Leon River. At one time it had over 4.5 miles of Leon River, a portion of the river channel was altered by a former owner. The old river bottom area is still on the ranch as well and still contains many potholes that the ducks love and is lined with hundreds and hundreds of native pecan trees. Most of the river bottom area is currently being used mainly for ag purposes with hay, wheat, pecan crops. There is a pivot irrigation system that waters approximately 150 acres of pasture by utilizing water from the river. Attention Recreational buyer: An interesting possibility would be to potentially shut down the ag production on the ranch and use the 387 acre feet of deeded water rights to supplement portions of the old river channel areas essentially creating a fisherman rsquo s and duck hunters paradise. Fall Off Creek Section - 972+/- Acres This section is rectangular in shape and has 650 +/- feet of paved frontage on CR 341 near the SE corner. This portion of the ranch has a Conservation Easement on approximately 690+/- acres which consists of the entire length of Fall Off Creek 4,000 rsquo +/- . This easement is held by the Texas Land Conservancy and allows many recreational activities including hunting and fishing. The focal point of this section would have to be the waterfall and pool on intermittent Fall Off Creek. The seller states that in periods of normal rainfall this creek will contain a significant amount of water for 9-10 months out of the year. The topography of this section covers it all from tree lined creek bottoms to adjacent uplands with grand vistas. This drainage has an immense amount of character and diversity from grassy fields with great soil to small caves, limestone bluffs, and rock outcroppings. There is a good road system accessing just about anywhere you need to go. The ranch is extremely well watered in both the North river area and South creeks/ponds sections and as mentioned before will come with 387 +/- acre feet of Leon River deeded water rights per owner . There is rural water service on the North and South ends of the ranch. Not to mention over 2.5 miles of existing Leon River frontage of which most of that length consists of both sides 5+/- miles of the river, numerous ponds/tanks, and Fall Off Creek.
Improvements:
Nestled on a hill overlooking the 900+/- acres of river bottom sits a beautiful 3BR 2BA ranch style home that was recently built. Complete with full wraparound covered porch that is perfect for enjoying the views of the sunrises and sunsets. This house contains an unbelievable amount of woodwork on the interior that is appealing to the eye and is in excellent condition.
