Simms Stream Forest is a North Country forest, with over a mile of frontage on Simms Stream, as well as mountain views, secluded building opportunity and convenient access to an extensive recreational trail system. The forest is located in Columbia, New Hampshire, along the upper reaches of the Connecticut River. Columbia is less than 25 miles from the Canadian border and about 205 miles from Boston, Massachusetts. Within a mile of the property is the North Country Trail Network, an extensive ATV/snowmobile trail system.
The property boundary stretches across the northeast flank of a 2,400 mountain offering a predominantly east/northeast aspect with varying terrain. The boulder-strewn Simms Stream is about seven miles in length flowing from mountain slopes in a west/northwest direction, past the subject property and on into the Connecticut River. Both the Connecticut River and Simms Stream are stocked with trout by the state each spring. The forest supports a mix of northern hardwoods and was extensively harvested in 2008, creating todays young, regenerating crop of saplings, small poles and dispersed sawlog-sized trees. The current forest structure has created ideal habitat for a number of wildlife species, with a notable presence of black bear foraging and resting in the openings. The parcels upper ridgeline is inoperable for forestry and has retained its exemplary mature northern hardwood forest of large sugar maple, yellow birch and scattered red spruce.
