Rocky Creek Ranch is an awesome 788+/- acres with the most elevation changes I've ever seen in Comanche or Hamilton Counties. Not only does it have the Rocky Creek running through it but the numerous huge draws and canyons causes there to be a ton of amazing wet weather creeks as well.

GRASS PASTURE W/ HEADQUATERS:
Welcome to one of the most "Turn-Key" Ranches in central Texas. The property is located in Eastern Comanche County, approximately 10 miles SW of Hico, TX, 15 miles NW of Hamilton, TX, and 20 miles east of Comanche, TX. The house is a large rock 3,600 sq ft (approximate) home that includes, 5 bedrooms (one being a nice size master suite), 3 bathrooms, large game room, family room (with wood burning fireplace), living room (with wood burning fireplace... both fireplaces serviced August 2018), nice size kitchen, dining room, and an enclosed sun porch. The home was constructed in 1983-84 and is in immaculate condition. It has hardwood floors throughout, new windows, good closet space, two HVAC units (Sellers have an annual contract with an AC company who comes and services units regularly), two hot water heaters, ceiling fans throughout, full length front porch, 2 car carport, and a metal roof. Most of the furniture will be included with this home.
The land includes rolling terrain (which offers some fabulous views) and is currently divided into 8 different pastures (cross fencing is barbed wire and all is in good condition). This is a great combination place that includes scattered hardwoods and some open rangeland areas for livestock. The Sellers have work intensely with the NRCS office and have made a conscious effort to make this part of the ranch as most productive as possible. The Sellers have made the investment, based upon recommendations from the NRCS office, and have planted areas of Switch Grass (in some of the higher country). The balance of the land is native and includes Little Bluestem, Big Bluestem, and Indian grass. The operation has a productive pasture rotation plan to ensure that they maintain a healthy/ productive ranch. The pasture rotation program allows tall grasses to be abundant and offers great cover for wildlife. Local wildlife includes whitetail deer, turkey, hogs, dove, and quail.
Each pasture, in this part of the ranch, has its own water source which is piped from one of the existing water wells located on the property. Most pastures have cattle guards for access so the new owner does not have to open and close a lot of gates (there are also gates that can be opened or closed for the ability to move livestock).
Close to the center of the property, there is a well designed set of metal cattle pens. Seven of the pastures connect to traps that front the cattle pens. This gives the new owner the ability to pen livestock with efficiency no matter which pastures the livestock is located. Close proximity to the pens are two nice size metal barns. One includes an area for storage of hay, two pipe horse stalls, and an enclosed area with concrete floor. The other barn is totally enclosed and includes a large area (with concrete floor) that serves as an area to park equipment, store tools, shop type work area, etc. Also included in this barn is a separate enclosed office area (currently used as storage). The Seller will be retaining their main home and approximately 2.5 acres toward the back of the property. The Seller will give the new owner a "First Right of Refusal" on their home and approximately 2.5 acres, if/when they decided to sell in the future.
BRUSH PASTURE:
The 604 acre brush pasture includes number of views and different building sites are truly overwhelming and it is loaded with wildlife. It has produced some of the biggest bucks in the county throughout the years and is also full of turkey and hogs. It is surrounded by large acreage neighbors which helps make this a wildlife paradise. There is a 1996 3 bed 2 bath doublewide that is move in ready and a nice singlewide that makes for a perfect hunting camp or bunkhouse. The original 100 year old ranch house and barn are also there and could be refurbished into a really neat guest house or old saloon. It is a functioning cattle ranch with good fences (1/2 of the fence is new) and a great set of cattle pens. The ruggedness of this ranch makes it feel like its a 1,000 acres or more and makes this ranch a rare jewel for this part of the world. The good road system enables you explore the numerous hills and canyons as well as the two nice tanks (ponds) on the place.
