Comments - The land is a combination of improved property, native pasture and some good cultivated dryland for crop production. In section 12, there is 232 acres of dry land, approximately 400 acres of native pasture and a small farm stead. The cropland is a mix of class II and III soils. The N2 of the NE/4 of 11-31-17, is where is access road is located with native pasture that has trees and rolling terrain. The NW/4 of 7-31-16 is made up of 73 acres of dryland and about 84 acres of native pasture. This is an area that is rolling, with good cover and is more remote. The S2 of S2 of the SW/4 is the most remote portion with all native pasture, rolling and tree coverage. This ranch is one of the best trophy deer areas in Kansas with large land owners in Comanche and Barber counties. The Ag fields are planted in wheat, milow and alfalfa. There are many bow stands in place. With the combination of minerals (not leased) cropland, camp, feeders, grain bins and great hunting it is a must see!!!
