Current owners produce between 400 and 600 bales with each weighing about 50 lbs. The main pasture is off the backyard for your viewing pleasure. Grab an apple or two from the apple trees in the front yard to share with your horses (or make cider from the multiple apple varieties.) There is another pasture area behind barn 2 that could be divided into smaller paddocks.
SHOP

ARENA BARN
The main barn on the property is 84x120. The barn has two 12x12 grooming stalls that are matted and set up with cross ties. There is also a 12x12 storage space next to this. On one side of the barn you will find two 12x24 stalls and one 12x36 pen. On the other side of the barn there are seven 12x12 stalls, each with mats and automatic waterers. Three of these stalls have hinged doors and four stalls have sliding doors. This barn could accommodate 14 stalls in total. All stalls have lights. There is a large space for shaving storage and another large area to store your farm equipment. The arena space is 32x72 with dirt footing. This space has been used for young learners getting comfortable on a horse, lunging and winter turnout. The back side is connected to the pastures for easy turn out. The middle section at the front of the barn has a building within it that was original to the property. It has a concrete floor and is used to store hay, grain, tack and tools.
BARN 2
This barn is 24x48 and could be set up with four 12x12 stalls. There is electricity and a 12x12 slab of concrete that would work as a feed or tack area. There is a pasture directly behind this barn for easy turnout.
The Arena Barn and Barn 2 have the possibility for a combined total of 18 stalls.
UTILITIES
Water: The shared well is located just up the road on Dike Rd. This is shared with 12 homes. The pump was newly installed about 3 years ago. The monthly water bill is just $25. The West Rainier Water Association oversees all the testing and paperwork for this. The maintenance costs are shared between all 12 homes which is included in the monthly $25 fee. This home had a new Kinetico water softener filtration system installed about 5 years ago.
Electricity: This home is running solely on Electricity. No gas or propane. The home has a heat pump to keep you cool during the summer! The large 80 gallon hot water heater will be sure to allow many long hot showers! Electric company is Columbia River PUD.
Garbage: Curbside garbage and recycle service is available. Garbage company is Hudson Garbage Service.
Internet: High speed Internet service is available. Internet company is Comcast.
Davis Road is a County road and is maintained annually.
