This property is located approximately 1 mile southeast of the Attwater Prairie Chicken National Wildlife Refuge, 7 miles northeast of Eagle Lake, and 13 miles southwest of Sealy.

This property is comprised of approximately 319.78 acres of some of the finest waterfowl hunting land in the Eagle Lake / Lissie Prairies. The property was developed into a premier waterfowl hunting property in the early 1990's. It contains 5 independently managed waterfowl impoundments that have been intensively managed for native waterfowl forage. All 5 impoundments have complete water delivery and water level management capabilities. The quality and quantity of waterfowl food these impoundments routinely produce is second to none on the Texas Gulf Coast. There are 12 well established sunken aluminum pit blinds and stand up blinds within the impoundments.

In addition to producing some of the best waterfowl hunting the Texas Gulf Coast has to offer, the property also provides outstanding dove hunting and boasts an exceptional native bobwhite quail population in the upland areas of the property. Whitetail deer and feral hogs are present in the upland areas and along the riparian zone of the Middle Bernard Creek that bisects the south corner of the property.
There is a barn and cattle pen on the south side of the Middle Bernard Creek that would make an excellent location for a hunting lodge. Electricity is available a short distance down the county road from the property. The property is completely perimeter fenced and the fencing is in excellent condition. The property is on the LCRA water canal system. A small water well is also located in the northwest corner of the property.
