Over the past several years, the property has many been used for cattle ranching. The topography is ideal, with the abundance of native grasses, natural water sources. The Salt Fork was also the scene of military activity during the Red River War of 1874.

The ranch has 3 windmills on the property. There are also a set of catch pens in the northeast corner close to County Road J for easy access. A majority of the perimeter fencing is in good condition.

The percentage of mineral rights owned by the current owner will be negotiable.
Landscape:
The property has native grass and brush cover across the ranch. Additionally, the gently rolling topography is conducive for wildlife in the area. A portion of the Red River runs through the southern section of the acreage. There are also two other creeks that zig zag across the property and a few ponds.
