rock outcroppings. The creek typically holds pools of water throughout the year
and usually runs on a seasonable basis. Along the creek many Native American
artifacts have been found, mostly tied to the Comanche tribe that populated the
area in the past.
Elm Creek runs into O.H. Ivie Reservoir only a mile south of the ranch. O.H. Ivie has
become one of the top largemouth bass fishing destinations in the US over the last
couple of years with many fish weighing over 10 lbs. being caught.
The property holds a large whitetail deer and Rio Grande turkey population and
has excellent mourning dove hunting from time to time depending on the migration
and local hatch. White-winged doves are also seen on occasion. Bobwhite Quail are
on the property and have had huntable populations over the last 5 years. Duck
hunting is very good from mid-December to January on the various ponds.
There are approximately 180 acres of tillable fields on the property, providing the
ability to grow wheat crops annually for cattle grazing and for deer and turkey. The
property has access from the west side from FM 2134 along a recorded 1500 ft.
easement and has 1.4 miles of road frontage along Hwy 503.
There are good elevation changes on the property from the mesas that run down
the middle of the property to Elm Creek. Great sunset views are located from
