There is great access to O.H. Lake Ivie with over 4,100 +/- Ft of lake frontage. O.H. Lake Ivie is a reservoir on the Colorado and Concho Rivers formed by the construction of the S.W. Freese Dam with good water clarity and is filled to the brim with fish. There are many access points to the water on this ranch as there is a beautifully cleared ranch road traversing the entire length of the lake frontage along with several points that have been cleared and smoothed giving it a beach-like feel in some areas. There is a water line running along FM 1929 giving you the opportunity to pipe water from the road to wherever you'd like on the property. WILDLIFE:

O.H. Lake Ivie is teeming with fish including largemouth bass, small mouth bass, and catfish, but is especially known for its white bass and crappie fishing. This ranch has a good amount of whitetail deer crossing through while hogs, turkey, dove, and occasional quail can be sighted as well. Coleman county is known as one of the best dove hunting counties in the entire state of Texas.

Lake Ivie Ranch has a nice roll to it with an elevation of 1,520 ft along the banks of the Lake and 1,620 ft at its highest point. There are multiple build spots with grandiose lakefront views. The lake frontage is mostly lined with a mix cedar elm trees in some spots and mesquite cover in others. The Southern section away from the lake frontage has nice mesquite cover, providing seclusion for wildlife. There is also a cultivated field on the southern end of the property that could be perfect for a food plot.
