Terrain: The landscape of this area is influenced by the western portion of the Cross Timbers and Prairies Ecological Region before it transitions west into the Rolling Plains. Hilltops amassing approximately 135' of elevation change with rocky ridgelines and outcroppings providing spectacular views over valleys, while other portions of the ranch plateau into areas of gently sloping cultivated land. A healthy amount of hardwoods such as live oak, post oak, red oak, and elm are scattered throughout the property and even some pecan and cottowoood can be found along the creeks and seasonal drainages that have carved their way through the land. Brush species include mesquite, cedar, shin oak, hackberry, cedar elm, elbow bush, little leaf sumac, lote bush, little ash, catclaw, skunkbush, greenbriar and others. This collection of tree cover accounts for approximately 80% of the ranch, with the remaining 20% being cultivation and native pasture. A combination that equates to prime habitat for wildlife and outstanding hunting, but also offers good grazing for livestock and the opportunity to produce cash or forage crops.

Lake: The crown jewel of Eureka Ranch is its centrally located 15+/- acre bass lake. Designated as Jim Ned Creek Watershed SCS Site No. 27, the dam was constructed across Little Mud Creek in 1962. Today, this outstanding body of water continues to provide exceptional bass fishing, is a seasonal stop for migratory duck and geese, and is a reliable source of water for wildlife and livestock. Under current ownership, the fishery has been improved with the addition of Florida strain largemouth bass and forage bait species such as bluegill, redear sunfish, and fathead minnows. Reportedly, bass weighing in at 8 pounds have been caught recently and the fish are on the grow. Electric utility service is in place near the north side of the lake and there are multiple potential building sites if a cabin or home overlooking the lake is desired.

Hunting & Wildlife: The owner's efforts to manage the native whitetail herd have proven to produce a number of quality buck in the150"-160" range. The property is primarily bow hunted, but also provides multiple rifle setups with Atascosa tower blinds offering distant targets at feeders across canyons and fields. Rio Grande turkey, dove, quail, hog, and varmint all call the ranch home.

Water: In addition to the lake, surface water is provided by 13 stock ponds (5 year round, 8 seasonal), 1.25+/- miles of Little Mud Creek that meanders through the heart of the property, and 0.15+/- miles of Bee Branch that cuts across the northeast part of the ranch. Domestic water is supplied to the ranch home and bunkhouse by Coleman County Special Utility District (CCSUD) at a water meter on County Road 132. There's also a water meter located in the northwest portion of Eureka Ranch along FM 568.

Ranch Home, Bunkhouse, Shop, & Barn: Perfect for full or part-time use, the old ranch house (circa 1920) was fully renovated to provide all the modern day comforts, yet still maintains much of its historic charm. This inviting 1,260 sf 2 bed/2 bath home features tile and laminant flooring, custom cabinets, granite countertops, stainless steel appliances, and central HVAC. 378 sf of screened in porch stretches across the front of the house and is just the spot for taking in an early morning sunrise or evening cocktails. Just a few steps north of the house a 752 sf bunkhouse offers additional lodging for guests and the attached 1,360 sf shop/garage provides enclosed storage for ranch toys, a game cleaning station/wash bay, utility room with washer and dryer, and storage for hunting equipment. A reminder of days gone by, an old barn is also located near the ranch headquarters. Aside from a few personal items, the furnishing are being offered as part of a turn-key sale. Fencing and Roads: The ranch's 8+/- miles of perimeter fencing ranges in condition from excellent to poor. Those portions in poor condition appear to hold and turn livestock. The interior ranch road and trail system is extensive and provides good travel through the property, however, the majority of these roads/trails are unimproved. The property has approximately 1 mile of frontage along FM Highway 568, 1 mile along County Road 134, and 1 mile along County Road 132, providing several points of access via well maintained public roads.

Minerals: No minerals are in owner's possession. There is a recorded exhibit providing the owner some control and protection of the surface in the event of future O&G production. Contact agent for a copy of the exhibit.

Electricity: Coleman County Electrical Cooperative provides electrical service to the ranch.

School District: Bangs Independent School District.

Taxes: Eureka Ranch is ag-exempt and annual property taxes were approximately $3,300 for 2016.
