The terrain of the ranch is rolling with some excellent draws including a winding creek draw that runs throughout the ranch and holds pools of water most of the year and feeds one of the three tanks on the ranch. One of the tanks is stocked with bass. Cover is awesome on this ranch....lots of large live oaks, elms, hackberry, cedar, and mesquite as well as native brush providing great browse for the wildlife. A small barn (also with electricity) near the trailer has storage space for two 4 wheelers, feed, corn, and other necessities for a weekend of recreation. This could easily be converted into a bunkhouse or cabin giving you more room for guests. Outside lighting and a firepit make it comfortable to hang out and swap hunting and fishing stories and enjoy the peace and quiet of the country. The ranch is ag exempt and minerals are negotiable.
