Water: Water is the premier feature of this ranch! Buck Creek meanders through the western portion of the property and flows into a Soil Conservation Reservoir lake. The lake is full at the time of this write-up and is presently covering 50+/- acres. There are 6 other stock tanks located throughout the property. The lake and some of the tanks have bass, catfish, and perch, and the creek has some nice pockets of water.
Utilities: Electric is provided by Taylor County Electric Co-Op. Water to the cabin is provided by a pump house and filtration system from the lake, and a water meter from Coleman County Special Utility District is also available along FM 498.
Topography: The topography is rolling, with over 100 ft of elevation change. Hills located in the southwestern and northern portions of the property provide sweeping views of the surrounding landscape.
Improvements: There is a nice cabin overlooking the lake which has been recently renovated. You will love sitting on the wide porch watching the sun set over the lake! There is also a pavilion near the lake and storage building for your fishing gear. There is a good road system throughout the ranch, and perimeter fencing on all sides that is sufficient to hold cattle.
Hunting: Whitetail deer, dove, Rio Grande turkey, Bob White quail, and feral hogs are abundant. There are several areas of former cultivation currently in grasses which could be used for game food plots, and the areas of native trees and brush provide browse and cover. In addition, Buck Creek provides an excellent natural corridor for wildlife. There has been very little hunting pressure on this ranch.
In the winter there are ducks and waterfowl on the lake and stock tanks.
Minerals: The seller owns 25% of 100% of the mineral rights and will convey all owned with an acceptable offer. The property is currently not leased and there is no production.
