No timber means this property can be purchased at a bare bones price.
This year (2018) the timber was harvested, leaving stream zones and buffers. It could be replanted in pine (as it was before), or Mother Nature could do it for you and give you a naturally regenerated hardwood/pine stand. This regeneration is already beginning to provide an abundance of food for wildlife and is complemented by five established green fields. Two more could be created using the landings from the harvest. An intermittent creek helps cater to the wildlife roaming the property, and if fishing is on your list a public boat ramp on beautiful Bear Creek Lake is less than five miles away. This stretch of the Tennessee River is known for having some of the biggest crappie around.

The propertys legal access is by way of an easement from State Line Rd that enters its southeastern corner. There is power at the county road, and a nice cabin / camper site just within the property.
Historic access has been through an adjacent property across an all-weather woods road running along a ridge. This road has been the primary access into the property for decades and has a history of being continually used. This access has never been impeded, and the adjacent landowner has been and continues to be completely cooperative about the use of this road for access and the issues involved.
Property is sold as a total sum and not on a per acre basis. Acreage estimates are deemed accurate but neither the owner nor their agents warrant acreage amounts.
