Terrain:
The terrain of the property is sloping and some lower area around the creek and dirt tanks. The northern portion of the tract has been cleared and is open pasture land, with smaller mesquites beginning to take back over. The southern portion of the land is thick mesquite and other native brush.
Water:
The property has surface water, that includes wet weather creek and 3 dirt tanks. There is no well on the tract, however there are wells on the surrounding tracts, so there is potential for ground water in the area.
Improvements:
The property pasture land and only improved with boundary fences. There is about 3/4's of a mile of fence that is in poor condition. The remaining fences are in good condition.
Recreation:
There are good populations of wildlife in the area that include whitetail deer, turkey and dove. There are feral hogs in the area that can be hunted year round.
