Rolling cedar hills, with mesquite cover in the bottoms. The is a variety of other native brush, and fair grass cover throughout the property. Portions of the property did burn in 2011, however the brush has some regrowth, and the grass has recovered.
The property has some elevation changes, with some draws and rolling hills on the north end of the property.
There is a new well on the property that is equipped with submergible pump, the well is about 300' deep and is estimated at about 20 GPM. Additional water is provided by one large dirt tank stocked with fish, and some smaller ponds that hold during wetter weather.
There are no structures on the property. The boundaries are fenced with the exception of the west boundary. The right of way for the fence has been cleared. Electric lines run along FM 2662 or along the south line of the property.

There is adequate wildlife population in the area that include whitetail deer, dove, some quail. The largest dirt tank on the property is stocked with catfish.
