249 acre property of mixed use farmland, commercial blueberry operation located in Clinch County near Homerville, GA 31634. All rights convey including oil and gas rights, mineral rights, and water rights. Operation has two farms that are included. Farm 1 has 117 acres total with 40 acres of berries. Rows alternate between Powder Blue, Premier, and Brightwell varieties. These are later season varieties and are machine picked. The field is irrigated by drip and has a fertigation system capable of 220 GPM. Farm 2 has 132 acres +/- total with actual 70 acres of berries. There are 4 high bush varieties on this farm that are early producing hand picked. They are Farthing, Emerald, Star, and V-1. 18 acres will be added this fall and room for 10 more acres. This farm has overhead irrigation as well as drip and is powered by 4 diesel pumps. Pumps 1,2 and 3 produce 2150 GPM and pump 4 produces 3200 GPM. The oldest pump has 1200 hours with the others less than 600 hours. Two 96 hp cab orchard tractors are included both have around 830 hours.
