The tract is described as the N of the SW , Section 2, Township 8 South, Range 9 West, containing 80 acres, more or less, located in Cleveland County, Arkansas.

Property Description: The Highway 54 Tract was chemically site prepared early summer of 2016, machine planted with containerized loblolly seedlings the fall of 2016, and chemically treated for herbaceous control the spring of 2017. The resulting stand from these treatments is a well-stocked free to grow industrial grade pine plantation with excellent long-term timber investment potential. The NRCS Web Soil Survey identifies the soils on this property as predominantly somewhat-poorly to poorly drained silt loam and very fine sandy loam soils. The average native site index for loblolly pine on this property is 82 feet (base age 50) according to the NRCS Web Soil Survey. The property has public access with mile of highway frontage, power and rural water, and rural house site potential.
