The north and east sides (aka, road frontage) are in near new condition; the other two sides are older fences but will hold livestock as is. The current owner is running the whole 97 acres has one pasture by leaving all the interior gates open.
While this land is not really a hunting place, there are some mesquites along a draw in the middle of the tract that could be used for a feeder to draw in whitetail deer. The tract to the north has lots of cover on it. You might also see some feral hog and turkey here.
The tract has several large ranches around it, including the Cullum Ranch and A-Bar Trust. Clay County has some of the best cattle grazing in North Texas. This 97 acres should be able to support 10 cows. It will qualify for a 100% loan from the FSA office as well, to be used as an ag property.
