This is a fantastic 200 acre hunting ranch, easily within a 1.5 hour drive of either Dallas or Fort Worth, just a couple of miles south of Highway 287. It has solid mesquite cover, with thick native grasses and very little cactus. The perimeter has a barbed wire fence with metal t-posts. The ranch could be used for both deer hunting and cattle grazing, and should be able to support 20 cows. It has caliche graveled county roads on both its north and west sides, so the property can be accessed under virtually any weather conditions.
This property has only been lightly hunted in the past, and there doesn't seem to much hunting pressure around it either. This property has only been lightly hunted in the past, and there doesn't seem to much hunting pressure around it either. The property to the west is a wheat field and to the north is a cleared grass pasture, so there's definitely not any hunting in those directions. Whitetail deer and feral hog tracks are ALL through the ranch, as well as buck rubs. A 5.5 acre fallow field on the west side has been sewn in wheat in the past for a food plot. A couple older deer blinds will convey with the sale, as well as a few corn feeders. The brush is so thick, that you should be able to actually hold some deer here. Mature mesquites are across the whole property. Rio Grande turkey have also been seen on the ranch, and the potential for quail is here too.
Four water tanks provide plenty of water for wildlife or livestock. The largest is over half an acre large and would be perfect for a fishing tank. One more tank is a good size too, then there are two smaller tanks. All of the tanks have established vegetation and trees around them and are aesthetically pleasing as well as functional.
Electricity is available on the west side, so a deer camp could easily be set up. Underground water should be obtainable within a five hundred feet; there is an old water well in the north east side of the property, but the owner does not know the condition of it. The ranch has a good set of roads already going through it that just have to mowed to be maintained. A power line easement runs along the north border, but it doesn't affect the hunting on the ranch. There is one active oil on the property, which is rarely pumped.
ASKING PRICE: $1950/acre
