These ponds are all well-situated off of drainages, so they hold water year around. They have been stocked with bass and catfish for years and are perfect to dove hunt in the Fall.
The north half of the ranch has been developed for cattle grazing, and portions have been kept clear of brush so the native grasses could thicken and flourish. This part of the ranch sits higher than the creek bottom and provides some nice views of the rolling hills of southern Clay and northern Jack County. There are several locations where a lodge or cabin could be built to take advantages of these views, while still keeping an eye on the ranch's food plots to watch the wildlife.
Other improvements include a five-line, barbed wire perimeter fence in excellent condition, metal gated entrance, access to electricity, and frontage on a county maintained gravel road on the west side.
