Elevation, Topography, Soils & Foliage:
Durham Ranch is located in the northern portion of the Cross Timbers and Prairie Eco Region of Texas and parallels the East Fork of The Little Wichita River. Thick native grasses such as Little Bluestem and Side-Oats are intertwined with indigenous brush and mature Hackberry trees spilling out from the river bottom. Three improved food plots have been added to the property and are planted in Winter Wheat to attract game throughout the hunting season. One 10-acre dove field is alternated between Milo and Sunflower.
Extensive mesquite thinning and clearing has been performed in certain areas in order to open up and highlight the natural features and beauty of the land.
Sloping elevation and rolling topography provide approximately 68 of variance and create multiple viewpoints overlooking the ranch and surrounding vistas.
The majority of the soils are comprised of Stoneburg-Bluegrove, Nebgen-Grandfield-Weswind, Renfrow-Kirkland-Anocon associations and Cisco fine sandy loam.
Water:
The ranch features one 6-acre lake and three smaller ponds. The 6-acre lake holds good water and is known to be a superb bass fishing lake. Multiple bass in the 10 lbs. range have been caught. This lake also provides some excellent fast and furious waterfowl hunting. One of the ponds is stocked with large catfish and doubles as an irrigation pond.
There are two electric wells on the property. One has a reverse osmosis filtration system in place, is located by the barns and used for the horses and/or cattle. The second well is located by the home and is used to service the heated swimming pool and hot tub.
The house draws from a custom-built rainwater and treatment system. This includes a 30,000-gallon storage tank that is also used to irrigate the landscaping around the house.
Habitat, Wildlife and Cattle:
Durham Ranch offers a superb population wildlife. The ranch has operated under the Managed Land Deer Program for 15+ years with an emphasis on selective gene harvesting. 3 tower blinds, 3 corn feeders and 1 protein feeder are in place with 4 food plots.
White-tailed deer scoring in the 150 class are fairly common within the ranch. The occasional 170 class white-tailed deer is either harvested on the ranch or in the neighboring vicinity.
Turkey are thick throughout the property and can often be spotted directly from the porch.
The dove hunting can be as good as anywhere when it is on.
Waterfowl hunting can be extremely fun and productive in the 6-acre lake. Ducks have been known to roost in the thousands on the neighboring lake and come in to feed in the morning.
Quail numbers vary from year to year, like everywhere else. However, the ranch supports a healthy habitat in good years.
Monster hogs can be targeted when moving through the river bottom and traversing the property.
Cattle grazing has not been the primary emphasis for these 500 acres, but all the infrastructure is in place including cross-fencing, water and a good set of pens should the new owner wish to do so.
