The Broday Ranch is located in northwest Clay County, 4 miles northeast of Jolly, 15 miles east of Wichita Falls and approximately 1.5 hours northwest of Ft. Worth. The Ranch has easy access from US Hwy 287 to FM 2393 or Hwy 148 with direct access from several gravel paved roads.
The Broday Ranch is a pristine cattle ranch located in North Texas. The land is primarily open grassland with scattered hardwoods along the creeks. The topography is level to rolling offering great scenery of the land. Very few mesquites are scattered throughout. Surface water consist of 16 stock ponds, 4 of which are 3 to 7 acres in size. Turkey Creek and other unnamed wet weather creeks meander through the ranch, offering an additional water source for livestock and wildlife.

The ranch is cross fenced into 10 pastures ranging in size from 160 acres up to 1,200 acres. There are several smaller grass traps located near the livestock pens for ease of gathering and holding cattle. There are three sets of metal working pens each strategically placed on the ranch. The primary pens are located near the headquarters on the eastern side and are equipped with livestock scales. The secondary pens are located on the western side which also have livestock scales. The third set of pens are located at the central portion and are primarily for sorting cattle and work calves.
Public water is provided by Dean Dale Water and is available across the western side ranch and extends to the improvements. In addition, there are two water wells that currently provide water to the improvements. Electricity is available throughout the ranch.
The headquarters is located near the east central portion of the ranch. Improvements consist of a 3,950/sf brick ranch house with 3 bedrooms, 3 baths built in the 1950's, a 1,500/sf siding house with 2 bedrooms, 2 baths with an estimated date of construction to be in the 1950's. Other improvements consist of a 30' x 80' metal workshop with a slab and electricity, an equipment/hay barn with attached stalls and pens previously used for horses and a horse barn with stalls, tack room and turnout pens.
The Broday Ranch would make a great home to new cattle operation, or for an expansion of an existing cattle operation. Given the existing forage and its historic capacity, this ranch could conservatively carry 250-300 momma cows. Currently, the ranch is lightly stocked with 140 cows anticipating a potential sale.
The ranch has had very little, to no hunting pressure. Wildlife in the area include Whitetail Deer, dove, quail, turkey, ducks, coyotes, bobcats, and hogs.
Rarely does a ranch of this caliber become available in the highly desired ranching area of North Texas.
