The Black River GTR - 320 has right at 190 total acres of timber, with 160 of those acres having a levee system. There are flood control structures in place with multiple levees, gates, and an irrigation well to control your water. There are 60 acres of precision leveled cropland, and 80 additional acres of irrigated tillable ground. There's an extensive exterior road system allowing convenient access to the 8 timber holes ranging in size from 1/3 of an acre to small, tight openings in the canopy. There are two gates on each of the northern corners of the property with one of those being an electric gate. To access the duck holes there are multiple boat trails and side-by-side trails around the perimeter and interior of the property. If you look close at the included MapRight link you will see multiple timber holes on the W.M.A. that are just off of the property line and within easy walking distance.
Trophy deer hunting is also available on this property as it borders a large unbroken timber tract of the W.M.A., and the W.M.A. has trophy deer regulations in place including gun hunting and antler restrictions.
