This extremely unique tract has stunning views of the historic Cumberland Gap from the top fields and fields along the beautiful Powell River in the bottoms. The property is 90% surrounded in a “horseshoe” by the Powell River. Here’s a little info on the Powell River: The Powell River flows 114 miles from the Virginia state line to its confluence in Norris Lake with the Clinch River. The Powell River is one of the two largest, free-flowing (no dams upstream) rivers in Tennessee and offers year-round paddling and fishing opportunities through the beautifully wooded and rural Cumberland Mountains. The Powell River (together with its sister river, the Clinch) have been described by the U.S. Fish & Wildlife Service as being two of “the most biologically diverse rivers” in the U.S. On April 29, 2017, the Claiborne County Chamber of Commerce sponsored the Third Annual Powell River Kayak & Canoe Regatta, a 12 mile race beginning at the Well Being Retreat Center and ending at Riverside (Kayak) Rentals in Claiborne County. Last April (2016), there 82 boats competed in the 9 events including 28 boats from out-of-state. Several seasoned kayakers called the Regatta their “new favorite venue.” This tract is minutes down the road from the popular Lake Norris which is a beautiful deep water reservoir and the TVA’s cleanest lake. I have attached a link to Lake Norris info in the bullet points. I’ve also attached a link to the Historic Cumberland Gap. This property is just down the road from VA and KY being only 14 miles from Middlesboro, KY and only 45 miles from Knoxville. If you want to build you dream home with mountain views, paddle and fish the river along your property, raise livestock, hunt, or simply relax at the dead end of a country road this tract has it all!!
