This designation does not place any restrictions on your property, restrictions only apply to the nearby publicly owned land. Privately owned land is not affected. Being able to own land in this wonderful area is a rare treat which many would see as a privilege. The mountain views are tremendous, and you will be less than 400 yards from the border of a huge acreage of protected public land which you can enjoy. Lot 75 gently slopes about 12 feet over its approximately 340 yard length, as is typical in the area.
This is a dream spot for a residence or for vacations. We encourage you to move quickly on this one.
The legal description of this property is Tierra Verde Ranchettes, Unit 7, Lot 75. Tierra Verde Ranchettes is an undeveloped subdivision located in Cibola County, right on the continental divide.
Its about 30 miles west of Grants, New Mexico, off of Route 53 just after the Bandera Ice Caves. There are rough places on the drive to this property and you should be in a 4-wheel-drive vehicle. There is power in the subdivision but not yet to this property. An approximate altitude of 7500 feet gives it great weather year round. The summer highs average in the mid to upper 80s, winter highs average in the mid to upper 40s.
There are record class elk in the mountains. Also lots of deer, antelope, bear, sheep, fox, coyote, wildcat, and mountain lions, and just about any other animal you can think of. When we were in this area we saw a beautiful timber wolf standing on a hill just off of the road. We watched several large elk grazing a couple hundred yards away. You would be comfortably close to town but not in a fully developed subdivision. Power is in the subdivision but not yet to this lot. You would probably opt for solar power, and use catchment for water. The three photos in the slideshow are of Unit 7, but not this specific property.
Finance Price: $19,975 + $195 document fee. First payment of $294 covers the document fee and $99 goes towards the property. Finance the balance for as little as $201.60 per month over 15 years. We do not run a credit check, everyone qualifies for financing. If you would rather buy the property outright instead of financing, you will receive a 10% cash discount.
