34.70 acres (per tax roll), more or less, farm/hunting tract located on MS Hwy 415 in the Chester Community of central Choctaw County. As the crow flies, Ackerman is 5 miles to the SE, Starkville (Mississippi State University) is some 24 miles to the NE and Jackson is about 89 miles to the SW.

About 18 acres of this absentee owned tract has most recently been leased for hay ground and the balance is covered with bottomland hardwoods. Besa Chitto Creek generally forms the eastern boundary and remnants of its old runs traverse the hardwoods. The soils are silt loam in composition and are well suited for a broad range of other agricultural practices. It is my understanding that the open ground was formerly row cropped. The land is mostly level and subject to occasional overflow during the spring & winter months.
