Talk about topography change! This 720 +/- acre ranch is located in the rolling hills north of Childress, just 2.5 miles south of the Prairie Dog Fork of the Red River. With over 200' of elevation change across it, the ranch feels much bigger than it is.
It consists of two tracts that join each other: 155 +/- acres on the east side with easy access via Highway 83, and a 565 acre block of pasture to the west that is accessed from the 155 acre tract only. Other than the four fields, which total 105 acres, the land has solid tree cover, including mostly mesquites and scattered hackberries. This is a primo deer habitat, with various native grasses, bedding areas, and food sources. Wild plum thickets, ragweed, and bluestem provide a great quail habitat as well.

Whitetails are big out here, with lots of mass. This country has primarily whitetails, but there are pockets of mulies here and there too. There doesn't seem to be much, if any, hunting pressure around the ranch. Management minded ranches here see bucks grow beyond 170 class in low fence native environments, just like this place. In addition to deer, there is also hunting turkey, quail, feral hog, and predators, such as coyote and bobcat. The water tanks would make good dove hunting tanks as well.
The largest field, 52.2 acres per FSA, is located in the middle of the 565 acre block, and basically acts as a large food plot. The owner has sewn wheat in this field in the past and routinely sees 30+ deer grazing in the evenings. The other three fields, 11.7, 14.5, and 27.1 acres, are all on the east side along the highway. The 27 acre field is being used to grow cotton and will convey with the ranch, unless, if a buyer didn't want it, the owner would keep it. The two smaller fields have been sewn in wheat and provide good hunting opportunities too.
Three water tanks provide surface water for wildlife and cattle. A water well is located on the east side near a set of cattle pens. Public electricity is on the property there too, with multiple RV hook-ups in place. In the 565 acre pasture, a Red River Community Water line has already been ran onto the property too, where the owner keeps water in a trough on a floater for cattle.
ASKING PRICE: $1075/acre (reduced from $1150/acre)
