The soils are Tillman Clay loam, Class 3e. The owner always grew winter wheat, but you could also grow cotton or hay grazer. Alternately, they would take to grasses well, if you wanted to use the land just to graze cattle or horses.
The property joins thick mesquite pasture on its north side, and deer routinely come through the McLerran to graze. Tracks are all around the house and across the field. The owner has let his grandchildren hunt here before, and one took a nice buck a few years ago.
