After initial inspection of this 100 acre Chester County, TN tract, the phrase clean slate came to mind. The Chester 100, located just out of Silerton, is just that when it comes to developing an incredible whitetail deer and turkey destination. With the Chickasaw State Park bordering the property to the north, a select cut timber harvest completed in 2021, a 10 acre field for wildlife, and a spring fed creek running throughout the property, this tract offers unbelievable potential. Paired with a campsite and miles of trails for ATV riding, this could be one of the best tracts to come to market in this area in a while.

The timber harvest created an incredible place for deer to live and thrive; several deer and fawns were spotted while viewing the tract. There were also TONS of younger white and red oaks that are producing acorns as evident by last years crop. The hunting seems as if it would be very productive, and could even be increased through a burning plan and strategic changes in the tract.
Lets talk about those strategic changes in the property to maximize the wildlife and hunting opportunity for a minute. While in some places, the timber harvest left some less appealing visuals (the phrase Deer habitat aint pretty comes to mind), but what I see in these areas is a HUGE opportunity to create bedding and sanctuaries for your deer on the property, not to mention leaving some of these areas to become thicker and overgrown, you can use this to manipulate the deer with strategic trails and stand locations to have a heck of a hunt. Deer need a few things to thrive, cover/safety, water, and food. All of which gets the box checked on this property. The 10 acre field that is located beside the creek has a couple years worth of growth in it currently, but in the past was used as a large food plot designed for some excellent hunting.
There is a great spot for your camp right at the entrance of the property. There is currently a camper in this spot, but will not be conveyed in the sale. Have a great spot to spend time outdoors and not disturb the wildlife on the property due to the location.
