Caprock Ranch
The Caprock Ranch is an outstanding cow ranch situated West of Highway 172 in Chaves County, New Mexico. It is one of the oldest established ranches in Southeast New Mexico with a sustainable energy contract in place.
The ranch consists of 17 sections of mixed hard and sandy country. There are about 5 distinct and diverse range types including very shallow range, sandy hills, sandy loam, deep sand range and gravelly range. Approximately 800 deeded acres, 2400 acres of State Trust Land and 7500 BLM.
There are three homes on the ranch; Two are remodeled and one is recently constructed. There is a 30x100 stalled horse facility, 40x100 barn, 50x60 shop, recently replaced north fence and numerous pens and a new water pipeline.

The water on the ranch is good to drink. There are 4 water wells 180 deep (3 submersible pumps & 1 windmill). 2 water wells have been recently drilled. There are 3 drinkers in the cap pasture, 2 drinkers in camp pasture, 1 drinker in south pasture, 2 drinkers in big sand pasture and 20,000 gallons of storage. The pipeline has been re-worked to have water on demand. There are 8 miles of pipeline reworked with new fittings and connections. The windmill is in good condition with a 2 year old motor. There is 1 natural lake, 1 spring at the main house and 1 submersible pump at the ranch house. There is 50,000 gallons of water storage, 10 miles of pipeline and plenty of water troughs making it easy to utilize the feed on the entire ranch.
There are 4 pastures, 2 traps and one set of cattle pens. Cows convey with the property and some equipment also conveys. A list to be provided upon request. The current cow calf operation utilizes seasonal grazing in the sand country and a seasonal rest rotation system using two pastures along Mescalero ridge as a buffer zone for grazing. The ranch receives 15+ inches of rainfall per year on average. All minerals owned will convey with the property. There is a wind energy contract currently on the top pasture along Mescalero Ridge estimated to produce revenue for 35 years. Another benefit is that there is no oilfield traffic. This ranch is very scenic and full of history.
This area of New Mexico is known for world class quail hunting. There are trophy mule deer and this ranch is deemed as one of New Mexicos quality mule deer sites. It has excellent cover and abundant antelope as well as other game.
