This is a really nice piece of farm ground with a mix of irrigated, improved and native grassland. A 9 tower Reinke 195 acre center pivot was erected new on the farm in 2017 and is currently nozzled at 300 GPM. Irrigation water to the pivot is provided by 4 irrigation wells that are located along County Road 511 which makes up the west boundary of the property. In addition to the 4 irrigation wells is 1 domestic well which has not been operated by the current owner. All of the irrigation wells have electric submersible pumps & motors which were put in new as of the spring of 2017. New underground pipe was put in to the wells and pivot in addition to equipping the wells with new pumps, polypipe, wire and control panels. As of September 30, 2022 a Conservation Reserve Program contract on 149.06 acres expired. The ground that the expired CRP is on is of good quality soils and slight slope and the grass is well established with a good mix of higher quality grass varieties.

The property would make a good combination farming and grazing operation as is or the grass could be converted to cultivation for dryland or irrigation.
