Good farm with four contiguous sections, excellent access, pipeline ties in all the wells and pivots. The farm has considerable depreciable improvements. Section 27 - 664 acres with 500 acres irrigated. A mile 1994 Valley sprinkler is nozzled at 800 GPM with 60 drops & nozzles. This pivot has 15 HP booster pump and 16 spans with 11.2x38 tires and 7 irrigation wells. Section 24 - 500 acres under irrigation by a 16 Tower Valley center pivot system with 38 tires. There are 5 wells on this section with submersible pumps. The mile Valley sprinkler is nozzled at 700 GPM and has a booster pump. Section 20 - 451 irrigated acres with 6 wells equipped with submersible electric pumps and motors. This section is divided by the highway and there are three pivots on either side of the road. North of the highway are a 10 tower Valley 6000 (190 +/- acres under circle) and two 4 tower pivots covering 36 +/- acres each. The 10 tower pivot has a booster pump. South of the highway are Zimmatic 8 tower center pivot (134 +/- acre) and two 4 tower pivots irrigating 28 +/- acres each. The 4 tower pivots are all nozzled for 125 GPM. The 10 tower pivot north of the highway is nozzled at 300 GPM and the 8 tower pivot south of the highway is nozzled at 300 GPM.

These are very nice farms with good soils and considerable depreciation located in a very productive farming area!
