Three tracts of well-improved farmland as follows:
Tract 1 126 irrigated acres under the sprinkler, 43 acres flood irrigated (row watered) and approximately 63 acres of grassland with improvements consisting of two wells (one well drilled at the pivot in the year 2000) complete with 8” turbine pumps with vertical hollow shaft electric motors owned by tenant. The second well is connected to the well on Tract 2 which is located north of the railroad and Hwy 194. Water is piped under the highway allowing both sprinklers situated on Tract 2 to be operated at the same time utilizing the second well on Tract 1 and the well on Tract 2 (the sprinklers on Tract 2 are nozzled for 600gpm each).
Other improvements on this tract consist of a nice 3 bdrm/2 bath brick home (1,825 sq.ft. per the tax office) and a modern, well-equipped 3,000 sq.ft. straight wall, steel shop with concrete floor and electricity. There is a large set of pipe-rail cattle pens with concrete bunks (new Powder River portable panels (green in color) on the east end of the pens belong to the tenant) and an older Quonset barn (40’X60’).

Tract 2 Adjoining Tract 1 mentioned above, Tract 2 is divided by the BNSF Railroad and Hwy 194. This tract has 109 irrigated acres under sprinklers and improvements consisting of one well equipped with an 8” turbine pump, gearhead and 100hp horizontal drive electric motor (owned by tenant) and two T&L sprinklers new in 2003 with long drops spaced on 60” centers and 11.2 X 38” (tall) tires. According to the tenant both sprinklers are nozzled at 600 gpm each and both can be operated at the same time utilizing the one well on Tract 2 and the second well on Tract 1.
Tract 3 This tract (330.5 total acres) has 254 irrigated acres under sprinkler, approximately 48 acres in the two corners and the balance being native grass with improvements consisting of two wells-one well equipped with a natural gas engine (owned by tenant) and the second well equipped with an 8” turbine pump powered by a 75hp vertical hollow shaft electric motor (owned by tenant).
The ½ mile T&L sprinkler is owned by the tenant, has long drops spaced on 60” centers with 11.2 X 38” (tall) tires and was nozzled at 1,200 gpm for the 2009 crop year per the tenant.
These farms are in a top producing area of the Texas panhandle where property for sale is tremendously scarce. These tracts deserve your immediate attention!
