Irrigation improvements consist of 5 wells (four turbines fueled by natural gas and one submersible electric motor, pump and control panel). The wells are connected together to supply water to five ¼ mile sprinklers currently in place but not included in the sale of this property (there are a total of 7 pivot points on the property), each sprinkler is nozzled at 350-400gpm. Other improvements include two metal frame barns (50’X50’ and 30’X50’), the cattle working facility which includes pipe-rail cattle working pens with crowding alley, loading chute, pipe-rail holding pens with approx. 700 ft of concrete bunk and some steel bunks and automatic watering system. This property is in close proximity to Hereford and Dimmitt, Texas. The property has one mile of pavement on the west side (FM 1057) and county roads on the north, south, and east sides (the north county road is partially paved).
