Irrigated farmland in three tracts south of Dimmitt, Texas 11 miles on Hwy 385 and starting one mile west on FM145.The tract containing1,107 acres +/- has one mile of highway frontage on FM 145. Improvements on this tract include four Valley sprinklers : a 1997 sprinkler covering 130 acres +/- nozzled at 800 GPM, a 2002 sprimkler covering 160 acres +/- nozzled at 1,000 GPM, a 1995-96 sprinkler covering 60 ace +/- presently being installed and to be nozzled at 400-500 GPM, and a 2000 1/2 mile sprinkler covering 370 acres +/- at 2000 GPM. All spinklers have the 60" centers with long drops. There are nine wells (4 wells are equipped with 100hp electric motors, 4 wells are equipped with 454 chev. motors, and one well equipped with a 6 cylinder Isuzu Diesel motor). The owner states that the wells produce in a range from 500 GPM to 1,000 GPM and are from 300'-390' deep. There is also a 1,300 sq. ft +/- wood framed home with metal siding and metal roof. The two quarters have improvements which include two 1994 1/4 mile Valley sprinklers. The sprinkler located on the SE 1/4 of Section 11 is nozzled at 500 GPM and has one well equipped with natural gas engine. The sprinkler located on the NE 1/4 of Section 23 is nozzled at 750 GPM and has one well equipped with a 100hp electric motor. Both sprinklers have 60" centers and long drops. The three tracts may be bought together or separate. The owner prefers to sell the two quarters together.
