In western Castro County we are proud to offer 960 + acres of very productive farmland. There are six pivots that are used in rotation between summer and winter crops. The current tenant grows a mix of cotton, corn, wheat, and summer and spring silage. Improvements: There are six center pivots of varying makes and models. There is an older T&L sprinkler on Circle 1 that will be replaced with a new machine this summer. All the sprinklers are included and are in very good condition, have 38 tires, booster pumps, flow meters, and LDN nozzles on 60 centers. All the sprinklers are nozzled at 550 gpm and two of them are ran at a time. There are fertilizer tanks, fertigation pumps, and FieldNet systems on all the sprinklers. The equipment that is owned by the Tenant can be purchased. There is a metal barn with a concrete floor, a small farmhouse, and a domestic well in the center of the property.
Water: There are fourteen submersible wells making a combined 1,100 gpm throughout the season. A new well F was recently drilled and will replace Well E, that will no longer be used. One well is not used to provide a spare well in case of a breakdown in the summer. The 1,100 GPM is solid throughout the summer with using twelve of the fourteen wells.
Utilities: The property is mostly surrounded by three-phase power lines. There is single-phase electric line going up the house and barn.
Topography: This farm is very flat.
