Tract 1: consists of approximately 696 irrigated acres, 590 +/- acres of improved and native grass, 302 +/- acres of dryland and the balance of 23 acres being the home, pens and other facilities. Irrigation improvements include two 10 tower Gifford Hill sprinklers that have been converted to Reinke operating systems irrigating 126 +/- acres each, a 10 tower Valley that covers 228+/- acres and a 7 tower towable Zimmatic sprinkler that irrigates a full 126+/- acre circle or a 90 +/- acre
partial circle. The center pivots are supplied by 16 wells equipped with submersible pumps for a constant total of 500 +/- GPM.
Tract 2: (East Half-Section) has an 8 tower Lockwood sprinkler that has been converted to Reinke operating system and covers 124 +/- acres. This sprinkler is supplied by 4 wells equipped with submersible pumps for a total of 150 +/- GPM. The balance of the land is more or less 164 acres dryland and 25 acres native grass in the northeast corner of the property. Pipeline and a pivot pad would allow irrigation on the east circle of the farm.
Tract 3: (South Farm) has an 8 tower Lockwood sprinkler that has been converted to a Reinke operating system and covers 124 +/- acres. This sprinkler is supplied by 4 wells equipped with submersible pumps for a total of 150 +/- GPM. The remaining 37.5 +/- acres is in dryland corners.
Cattle Equipment - The farm is adequately watered by several large drinkers that are supplied water through the underground irrigation water system that is kept full by one of the submersible pumps set on a timer. Additionally located on the north portion of the property are a couple of drinkers that are supplied by their own individual wells. Several cattle feeding stations are strategically located throughout the farm equipped with concrete bunks and caliche feed roads. In the heart of the Main Tract is a very nice set of cattle feed pens equipped with 580+/- ft. of feed bunks, a nice covered processing facility with a hydraulic squeeze chute and an insulated medicine barn. Located adjacent to the pens are two good sized ensilage pits.
Home - The red brick home is a turn of the century build that was built to stand the test of time and has. Downstairs it has a nice updated kitchen, large dining room area, mud room/utility room, living room, full bathroom and the master bedroom. Upstairs there are three bedrooms, a full bathroom and an extra room.
This property is well equipped to make an excellent grazing operation but also would function well as a combination limited irrigation and dryland farm. Bonus features include being in the Nazareth School District and renewable energy potential being located adjacent to the Sharyland Nazareth substation either through solar and/or wind development or right-of-way for power lines linking the substation.
