The Daviss Farm is located in the southeast-quadrant of Castro County, being approximately 3 miles northwest of Hart, Texas. Access is by graded CR 622 on the north and graded CR 521 on the east. Additionally, State Highway 194 cuts across the northeast corner of the property.
General Description: This property is being operated as a partially irrigated farm, with approximately 240 acres being irrigated, approximately 63 acres operated as dryland farmland, approximately 14.5 acres are in a playa lake bottom and approximately 2.5 acres are around an old homestead site.
The overall terrain is mostly level; however, there is some slope on the south side of the farm. Slopes across the majority of the property only range from 0-1%; however, there is approximately 7% of the farm with slopes that range from 1-3%.

Improvements: The Daviss Farm is improved by one (1) center pivot irrigation system, two (2) irrigation wells and a network of underground line. The center pivot is a mile 2000 model T&L brand system nozzled at 1,400 g.p.m. Currently, there are irrigation wells on the adjoining farm to the west that furnishes some supplemental irrigation water. The irrigation wells developed on the Daviss Farm are approximately 380 feet deep and are equipped with two (2) 100 h.p. electric turbine pumps. These wells were test pumped on November 2, 2016 and the North Well was flowing approximately 378 g.p.m. and the South Well was flowing approximately 306 g.p.m. All of the improvements located on the Daviss Farm are well maintained and in good working condition. All improvements will be conveyed to buyer; however, the booster pump, flow meter, electric motors and panels are owned by the tenant farmer and will need to be purchased from him.
