The approximately 40 acres of well-managed native pine is growing on sandy loam and sandy clay soils that have demonstrated excellent timber production over the past 25 years. A program of professionally-directed thinning harvests and brush control has yielded the current owners three good timber sales since 1992. The native pine timber is in good shape for timber growth. There are small and intermediate-sized pines nicely mixed in with an estimated load or more per acre of 12- through 18-inch diameter pine sawtimber. Tracts of native forests like this one are not commonly found in today's market.

This tract also offers a great opportunity for landowners who are interested in natural forest regeneration as an alternative to the even-aged harvest and replant method.

This parcel has proven to be an exceptional performer in a suite of timberland investment tracts, due to its good road access, gentle topography, and suitably fertile, well-drained soils. Most importantly, the wet-weather harvesting capability of this tract has proven to be excellent, a very positive attribute in timber sale marketing.

First settled as sustenance farming in the mid-1800s, this area saw a population expansion in the 1930s with the establishment of the Rodessa Oil Field. Now the oil boom and farming have receded into the past, and the sandy land has proven to be very well suited for the growing and marketing of timber. Most of the area is being managed for pine timber production as well as recreational purposes.

The eastern side of the tract contains a small creek bottom with nice hardwoods, providing shelter and a water source for wildlife. The tract is suitable for owner recreation and hunting, or it could readily be leased to generate income.

This land lies about 4 miles east of FM Road 125 southeast of McLeod, with multiple routes available on county roads. The western boundary of the tract has over a quarter-mile of frontage on Cass County Road 4449. The property boundaries have been maintained with blue paint and posted signs.
