AREA HISTORY
Great Falls, settled around the mighty Missouri River, earned its name from a series of rapids and five breathtaking waterfalls. History runs deep in this area on the Missouri. Following bands of buffalo roaming the prairies, tribes of native American Indians, mainly the Blackfeet, inhabited the Great Falls area long before Lewis and Clark began to explore the newly purchased Louisiana Territory in 1805. Lewis and Clark and their Corp of Discovery were the first know white explorers to eye the great falls. After a month of portage around the falls, the expedition came to a spot where Captain Meriwether Lewis determined that the Great Plains ended and the Rocky Mountains began. Lewis noted in his journal,
At this place there is a large rock of 400 feet high wich stands immediately in the gap which the Missouri makes on its passage from the mountains... This rock I called the tower. It may be ascended with some difficulty nearly to its summit and from it there is a most pleasing view of the country we are now about to leave. From it I saw that evening immense herds of buffaloe in the plains below.

The 424-foot high Tower Rock, a landmark for native tribes, the Corps of Discovery, fur trappers and traders, is situated about five miles southwest of the Estate.
It was not until 1882, that Paris Gibson and James J. Hill, a railroad magnate, made plans for a city in this area near the great falls that they noted would make a valuable connection for the railroads. Gibson, a practical and extremely thoughtful man, organized the town ensuring the streets were laid out in a precise, arrow-straight pattern. Believing that beauty was an essential aspect in a city he set aside 886 acres for city parks and made sure that elm, ash, and fir trees were planted on every street and boulevard. This planned power city, situated to take advantage of the hydroelectric power of the waterfalls of the Missouri River, is known as the Electric City Great Falls.
The Great Falls post office was recognized by the United States Postal Service in 1884. Within six years the Black Eagle Dam would be providing the city with hydroelectric power. This thriving industrial and supply center would become one of Montanas largest cities. Today, Great Falls is the third largest city in Montana with a population of just over 59,000.

Wilson Butte Estate, as previously described herein, is offered at US $2,295,000.00 Cash or Terms acceptable solely at the discretion of the Sellers. The conditions of sale are as follows:
1.All offers to purchase or letters of intent must be in writing and accompanied by a wire transfer of 5.0% of the purchase price to the escrow account at First American Title Company of Great Falls, Montana;
2.Earnest money deposits will be placed in escrow with First American Title Company of Great Falls, which may place the funds with local banks at nominal rates of interest accruing to the benefit of the Buyer until Closing;
3.All Prospective Buyers must demonstrate to the satisfaction of the Sellers absolute financial capability to purchase the Estate prior to scheduling an inspection of the Estate;
4.The Sellers will provide and pay for a standard owners title insurance policy. Any endorsements requested by the Buyer or any lender will be at Buyers expense. Title to the real property will be conveyed by a deed;
5.Inventory of personal property will be transferred via a separate Bill of Sale at Closing;
6.All of the water right claims controlled by the Sellers will be transferred to the Buyer at Closing, and all of the mineral rights which the Sellers actually own will be conveyed to the Buyer at Closing;
