This undeveloped mountain forest land has mature hardwood trees on site, moderate slopes, and offers a park-like setting at the north end of Elk Valley in Northern Tennessee not far from the Kentucky border. Direct access to electricity and high-speed internet available at the highway plus excellent celluar coverage on the land. Seller provides access and clearing to rough grade for one modest-sized non-commercial home site on the property and an interior road is already in place (look for black-dotted driveway line and pointer in aerial images for home site location). You're dealing directly with the owner of the property. This property subject to a 50' right-of-way over the existing road through the remaining property to the northeast (see black line in the photos for right-of-way location from the highway into the farm). The boundary of the larger parent tract is surveyed and the seller will include a boundary survey for this subdivided parcel. You can buy raw land far off the road with no easy access or infrastructure and spend tens of thousands of dollars on excavation, tree clearing, and roads in addition to the delays you'll experience trying to manage the work, or buy this farm and move your camper, park-model cabin, or tiny home in once you run your utilities from the highway and permit your septic system. This site can serve as a very private farm or homestead for your family. No offers considered without proof of funds to close or evidence of preapproval of your financing (explore Farm Credit Services financing as FCS is a cooperative and ordinarily offers favorable rates and terms). TOUR AT YOUR OWN RISK-by entering the property you agree to be responsible for your actions and choices and use due caution on the land.
