Ready for your home. 80+- acres of beautiful creek-front unrestricted mountain land with water, electric, and internet utilities in place at the highway for easy extension to your build site. 2nd trail completed and new images added. Own a mountain ridge with room to roam for the price of a tiny home lot in a larger US city. Home site options include the orange dot locations in the second image. Quarter-acre pond located at the north end of the property at the base of the mountain, and great spot for a larger pond. This is a dream site for fly fishing with 700+- feet of frontage on beautiful Elk Fork Creek with many images included of the creek in high-water and average-flow conditions. Nearly a mile of cleared ATV and walking trails in place for access to the creek and other parts of this large farm. Boundary of the parent tract already surveyed. You'll have difficulty finding anything else for this price with all modern conveniences. Take a look at the drone footage for a perspective of the views. The south property line runs on an old railroad and the creek and is extremely peaceful and the area quiet with only a few neighbors all on larger parcels of land. Road widening and improvements completed. Driveway is extra wide and graveled to allow construction vehicle access and for larger vehicles to pass in several locations. Access to Jellico Utilities water at Hwy 297. This land has mature hardwood trees on site, moderate-to-steep slopes, and offers a park-like setting at the north end of Elk Valley in Northern Tennessee not far from the Kentucky border. Excellent celluar coverage on the land. Seller already completed site clearing to existing grade for a home site on the property with driveway in place. This property is 1.5 mi long running with Elk Fork Creek and the railroad. You're dealing directly with the owner of the property. The 50' right-of-way over the existing driveway is subject to a road agreement for future maintenance of the shared private road for all landowners using the driveway (split equally). Seller will include a boundary survey and legal description for closing, saving you thousands of dollars; this land scales at 80-89 acres on the GIS database I used to estimate the acreage. You can buy raw land far off the road with no easy access or infrastructure and spend tens of thousands of dollars on excavation, tree clearing, and roads in addition to the delays you'll experience trying to manage the work, or buy this farm and move your camper, park-model cabin, or tiny home in right after closing or build a luxury more traditional mountaintop mansion. This site can serve as a very private retreat for your family. No offers considered without proof of funds to close or evidence of preapproval of your financing. TOUR AT YOUR OWN RISK-dress for a hike with boots and jeans. By entering the property you agree to be responsible for your actions and choices and use due caution on the land. See my ads at bottom of the landing page for 90 acres off-grid and 20 and 19 acres with utilities available also in this area of North Tennessee. I have more land available from 1 acre to over 1,000 acres not yet listed for sale so please contact me if you're looking for something other than what you see on this page.
