Improvements: There is a modest brick home of value located near the W/NW boundary of the property complete with utilities and water. The house has not been lived in for several years, but provides the owner with a great opportunity to remodel for a primary residence or rental property. One main barn is currently being used to store hay. A second older barn is in need of repair.
Trees, Grasses and Forbs: True to its name, Pecan Lake Ranch is dotted majestic native pecan trees providing shade for cattle in many of the pastures across the property. Additional tree cover includes Pine and various Oak species. Fertile, sandy loam soils foster Coastal Bermuda pastures which are dominate to native grasses throughout the property.
Topography: Rolling to flat terrain with noticeable elevation change provide a scenic view of the countryside to the east and south, while maintaining privacy from the west and north. Such diversity offers the landowner several options for potential building locations for an additional home site.
Wildlife and Fisheries: This ranch has not been hunted in recent years. There are an abundance of deer in this part of Camp County and plenty of other wildlife species including waterfowl for recreational enjoyment. Fishing opportunities abound in a scenic lake centrally located on the property.
Livestock Production: This ranch offers nearly 95 acres of highly improved pasture, which is rotationally grazed, fertilized and managed for optimum production. Cross fencing is in good condition and well placed for rotational grazing. A set of working pens is centrally located for efficient gathering of livestock. Currently, the tenant is lightly grazing approximately 30 head of cattle, but the lush pastures can support more. The tenant has worked diligently to maintain fencerows and wire gaps throughout the property as well as strategic placement of hay storage pens.
Water: The ranch has abundant water which is available in nearly every pasture. It includes two stock ponds, partial ownership of a 5+/- Acre lake, and a 3.86+/- Acre spring fed lake. Cattle can easily be turned onto water from any pasture on the property.
