Of that 8500 square feet there is a porch area that is not enclosed that measures 20ft by 40ft for a total of 800 square foot that is not enclosed. The 1st Main Shop Building is a total of 8500 square foot measuring 100ft by 85ft. Of that 8500 square feet there is a porch area that is not enclosed that measures 20ft by 40ft for a total of 800 square foot that is not enclosed. The building construction is a Mueller Metal Building that was designed for 140MPH wind load. Typically these buildings are designed on a 90MPH wind load basis. This high wind load design required a more robust concrete pad for the building to be built on. The pad was designed for 24,000lbs rolling weight and is a "post tension" slab. This means that the slab was poured all at once. This is a much more expensive design than a standard pour pad but the benefit is that the pad is fully integrated together and then tensioned with cables both east and west and north and south. Essentially this design resist cracking and fracturing due to ground settling. As such the pad has a 10 year warranty against defects in material or workmanship. There is also a pad poured around the entire perimeter of the building that measures 20ft at the north, east and west sides. The pad is considerably farther distance to the road where it connects. In total there was over 100K alone spent on concrete for this building.
Also integrated into the building pad are concrete beams that span the full length x 4 that are 3ft by 3ft deep, as well as the full width x 6 that are 3ft by 3ft deep. There were also beams placed below the Insulated Concrete Form Safe Rooms under all wall placements. The building has 2 safe rooms that are 12x20 each rated F5 built to FEMA Specifications that measure 11" thick ICF walls with 10" thick poured structural ceilings. Doors for these safe rooms are also FEMA F5 Rated Doors. The safe rooms are fully finished with drywall, electrical and emergency lighting as well as heated and cooled.
The building includes 1600 square feet of "Living Space" that is heated and cooled with 6 Mini split A/C Heat Pumps manufactured by Mitsubishi rated at 26 SEER. Very efficient. The walls and ceilings also are Spray Foam Closed Cell Cellulose Insulated throughout all framed walls and ceilings. Included in the 1600 square ft of living space is 480 foot of safe rooms. The living space also includes a full kitchen/office, full laundry room with washer and dryer area, full bath with 4ftx4ft multihead shower and bath complete with upgraded tile. Upstairs has 800 square feet of carpeted living space with wet bar area 33ft x 20ft as well as a 7ft x 20ft closet. There is also a storage deck upstairs off of the living area. The staircase is industrial grade rated for 1000lbs load. The space is wired for all electrical needs as well as surround sound and HDMI cables to operate up to 8 televisions with the HDMI switches. The living area is also wired for RG59 coax as well as 4 pair phone/internet (CAT5) wiring throughout. All coax and CAT5 wiring goes to a media panel located in the mechanical room for easy access and distribution of signals. The building is currently wired with Direct TV. It currently has no internet or land line connectivity installed although Demarc Locations are wired to the media panel from an outside access area that was run underneath the concrete apron prior to it being poured.
The mechanical room host all electrical and emergency systems, HVAC Control Panel, Septic Control Panel with remote alarm, External and internal LED Lighting timers, Security System Master Panel as well as the tankless water heater, water suspension and filter systems, well controls featuring on demand pressure control system as well as the Generator Automatic Transfer Switch rated for 200amp service. The emergency 12VDC Battery Bank and charger is also located in the Mechanical Room. The incoming electrical service to the building is 380amp single phase that goes from the meter panel to a manual 400amp disconnect switch and then feeds to the 200amp transfer switch then to a 200amp distribution panel. There is also another 200amp distribution panel that feeds non-critical loads. The Disconnect also powers a 200amp service located in the Storage Building. In total there are over 75 utilized circuits between both 200amp distribution panels. The electrical systems installed include all commercial grade conduit and wiring. Includes 5 50amp RV style distribution connections as well as multiple outlets located both inside and outside the building. The electrical service in this building is simply top notch performed by 2 commercial electricians with over 40 years experience between them.
The main part of the building is 65ft x 100ft which consist bay 1 20ft x 65ft, bay 2 20ft x 65ft, Living space, mechanical room and cross way to bays 3 and 4 which is a 20ft x 65ft area, bay 3 20ft x 65ft, bay 4 20ft x 65ft. There is also a storage area in the Central North and Northwest Corner of the building that measures 20ft x 60ft for a total of 1200 square feet. All bays are Armor Poxy Epoxy Coated Floors as well as the safe rooms, kitchen/office area, washer/dryer area, mechanical room and storage room. There are no bare concrete floors in this building except for the back porch. The entire roof and all exterior walls are Spray Foam Closed Celluose Insulation Material and were painted with Sherwin Williams DryFall white paint for reflectivity. This insulation has provided a great barrier from the outside extreme temperatures and typically is 20 degrees cooler than the ambient temp in summer and at least 20 degrees warmer (without heat on) than the external temp in winter.
Bay 1 20ft x 65ft houses the Truck/Car 12,000lbs commercial lift. It also has 2 air hose reels with both 3/8" and 1/2" hoses on the west wall. 2 other 1/2" reels are located between bay 1 and 2 with local remote shutoffs at ground level. There are also 2 industrial high volume, reversible, variable speed ceiling fans between bay 1 and 2. These are not typical ceiling fans. These fans move 27,000 scfm each which is 10 times more than a standard home large ceiling fan. Bay 1 also houses the intake louvers mounted high for the HVAC control system. The Louvers are complete with rain covers to prevent entry of water into the building during operation. The HVAC system can be operated in automatic mode via temperature setpoint program or can be operated in manual over-ride mode. All done via the control panel located in the Mechanical Room with a temperature sensor located in the main breezeway between bay 2 and bay 3. Bay 1 has one internal 50 amp RV service located on the north wall next to the 12ft x 12ft 140MPH rated bay door located on the west wall of the bay. There is also a 14ft x 14ft 140MPH rated bay door on the south wall of the bay. Last but not least there is a 3070 commercial grade man door located in the southern end of the bay on the west wall. This 140MPH rated door comes equipped with a closer, hasp lock mortise system by Yale as well as anti jamb plates over the latch assembly to prevent break into the door. All external doors are 140MPH rated and all contain windows and window rows. There is also a propane heater with forced air fan located in this bay.
Bay 2 20ft x 65ft is a full open bay. This bay allows access to the breezeway, kitchen/office, 1 safe room (only access to this safe room is through this bay) and the mechanical room. This bay has one 14ft x 14ft bay door located on the south wall. It also has a 3070 man door on the north side that opens to the porch area. There is also a propane heater with forced air fan located in this bay.
Living Space and Breezeway, 20ft x 65ft. The Breezeway is a 15ft walk through area located on the south end of the bay. The living area occupies the central and north end of this space and includes all items as previously listed. This area host tool board as well as built in tool storage boxes full 20 foot length of the breezeway. There is a pass through door between the kitchen/office area and the bathroom. There is also access to the second safe room through the kitchen/office area.
Bay 3 20ft x 65ft is a full open bay. This bay has 2 fans located between bay 3 and 4 just as on the other side. It also has 2 air hose reels that are between bay 3 and 4 as listed above as well. There is a man door 3070 leading to the storage bay located on the north side of bay 3 and 4 and living space. This bay area is also where you have barn door access to the washer/dryer closet as well as the bathroom. This bay is also accessed via the breezeway tool storage area located on the south side of the bay. There is a 14ft x 14ft bay door located on the south side wall of the bay. This bay has an RV 50 amp hookup as well as water and cable hookups located on the west wall of the living quarters to service RV's in bay 3 and 4. This bay also has a septic drain for an RV located in the floor all protected with a wrap over "U" Bollard that is bolted to the floor to prevent damage to the RV Plug, and septic access. There is also a propane heater with forced air fan located in this bay.
Bay 4 20ft x 65ft is a bay that has the exhaust fans and louvers mounted high for the HVAC System. This provides full cross flow of the entire building to move heat and fumes out of the building. The bay has 2 air hose reels mounted between bay 3 and 4 as well as 2 more mounted on the east wall. There is a 10ft x 10ft bay door located on the east wall at the north end of the bay. There is a 14ft x 14ft bay door located on the south wall of the bay. There is also a 3070 man door located on the east wall in the southeast corner to provide egress to the east side of the building. There is a 50 amp RV plug mounted to the wall as well as septic drain mounted on the floor. There is also a water supply line for both bay 3 and 4 to feed RV service to coaches parked in those bays. There is also a propane heater with forced air fan located in this bay.
Lean too storage area 20ft x 60ft running east to west. This is an enclosed attached area located north of the living quarters and bay 3 and 4. This area is for storage but has air outlets located in the room as well as 2 Ingersol Rand 230VAC Air Compressors set for Parallel Lead/Lag Configuration Operation. Both feed into a common header with individual output control regulators. These units are standup units that are floor mounted with vibration isolators. This area has a 10ft x 10ft bay door located on the east side. The room currently has pallet racks along the entire north wall as well as racks extending out on the south wall between the man door and the west wall. There is also a south wall to the right of the door all the way down to the overhead door that is lined with mounted bin holders for approximately 40ft. This provides an immense amount of storage for the area. This room also houses the 400amp main manual disconnect from the incoming utility meter and also has a propane heater with forced air fan located in the southwest corner of the room mounted high.
