LAND:

As mentioned above this is a very diverse tract with gently rolling to flat topography. There is a good stand of natural pine and hardwood timber in the rolling hills and an incredible stand of mature hardwood in the flat creek bottoms. Big oaks of all kinds are everywhere in these bottoms and they provide an unlimited food source for the wildlife. These bottoms provide great hunting for deer, turkey, squirrels and ducks! There are numerous fallow fields of various sizes scattered throughout the tract, some are planted in clover creating another great food source. If you want food plots for deer hunting, these fields provide an endless opportunity to create them most anywhere on the tract. The road system is awesome...a 60' road, crowned off and grassed, was cleared years ago around the whole perimeter of the tract. Not only does this provide great access around the tract but it also creates great places to hunt and high fencing would be quite easy. There are also numerous roads and trails connecting with the perimeter road creating great access over the whole tract. Also of great importance here and something that is very hard to find today is that the surrounding land is held by large acreage owners, making wildlife management an easier task.
WATER:
There is no shortage of water here. In 1975, the U.S. Government built a 188 acre watershed lake on the property, about 120 acres of this is on the Vann Tract. This lake, the second largest in Bullock County, is a site to behold and you will have to see it to appreciate it! The views are incredible, multiple sites overlooking the lake are ideal for lodge or home construction. This huge body of water is a refuge for all kinds of waterfowl and birds, thousands of ducks can be seen on the lake when the weather is right! Bald eagles are very common and nest at most all times around the lake. In addition, the owner has spent countless hours building duck ponds and dams to flood the hardwood bottoms...water levels in these ponds and bottoms are controlled with pipes. Bowlin Creek provides water to the big lake and Bug Hall Creek flows thru the western side of the tract.
HUNTING & FISHING:
This is one the best all around hunting tracts I have ever seen and no doubt the best when it comes to duck hunting. The landowner has dedicated his life to making this a premier duck hunting mecca and I will have to say he has succeeded! Over 20 species of ducks have been killed here over the years including wood ducks, mallards, teal, canvas backs, widgeons and many others. If you like standing under the canopy of flooded hardwood timber and watching wood ducks pour in, or if you like to decoy mallards and watch them circle the big water, you need to see this place, it's incredible! The deer hunting is as good as it gets with multiple food plot sites, open fields, water, thick bedding areas and big stands of mature hardwood timber. Several big bucks and tom turkeys have been taken here over the years and they are still around due to the low hunting pressure on the tract. All other types of hunting are possible as well...turkey, dove, hog and even quail as there are several plantations in the area. The big lake also offers great fishing for many types of fish including bass, bream, crappie and catfish. Put your boat in early in the morning though, it will take you all day to fish this monster! I am amazed every time I visit the Vann Tract at the amount of wildlife, it will blow your mind!!
LOCATION:
The Vann Tract is located just off Hwy 82 on Wildlife Trail, about 7 miles west of Union Springs, AL. It is within one hour of Auburn and Montgomery, 2 1/2 hours of Birmingham and Atlanta, and about 3 hours from Mobile.
