Located in northern Brown County, a short 6-mile drive to Cross Plains offers many conveniences with multiple restaurants, gas stations, and a Lowes grocery store. Although very secluded, the ranch has easy access from County Road 122 and is a short 30-minute drive to Brownwood and 40-minute drive to Abilene. 100 miles west of Fort Worth, 150 miles to Austin, 185 miles to San Antonio make the ranch central to several major Texas cities. The closest private FBO located in Cisco is 20 miles away.

TOPOGRAPHY, RANGELAND & HABITAT

High Chaparral Ranch has a great deal of elevation change across the ranch. A large hillside traverses the propertys north side, providing panoramic views of the entire ranch to the south. The ranch features a diverse habitat structure with live oaks and post oaks scattered along the hillsides and large oak mottes scattered in the mesquite flats. This gives the ranch a great mix of open space and thick cover that whitetails and other wildlife thrive in.

80 acres of cultivation traditionally planted with wheat and oats in the fall provide quality forage for deer and other wildlife in the winter and early spring. Native sunflowers are established in these fields as well. They grow in the late spring and throughout the summer and provide an excellent food source for attracting a healthy population of doves.

WILDLIFE

White-tailed deer have been at the forefront of the management plan on the High Chaparral with the introduction of superior genetic deer, intense harvest recommendations, and a supplemental feed program. These essential management practices have produced a healthy herd of high-quality deer. The ranch is currently enrolled in the Texas Parks and Wildlife MLD Program Level 3.

The ranch boasts a healthy population of Rio Grande turkeys, and the dove hunting can be fast and furious over the many cultivated native sunflower fields.

Several of the ponds support many species of wintering ducks. The hunting can be an added bonus to some of those late-season whitetail hunts.

Axis and blackbuck add a year-round hunting element and can also provide some income potential.

IMPROVEMENTS

High Chaparral Ranch is completely high-fenced. There are 6 luxury hunting blinds, 6 corn feeders, and 5 2,000 lb protein feeders across the ranch. An elaborate road system makes navigating the entire ranch pleasurable in a UTV or truck.

WATER

8 stock tanks ranging from .25 to 1.5 acres make plentiful water sources for wildlife spread evenly across the 611 acres. These tanks have been an adequate water source for wildlife even through some of the long dry spells we have experienced in the past few years.

Coleman County Water meter is in place at the front gate.

ELECTRICITY

Electricity is available on both the north fence line and the south fence line along County Road 122.
