If you like hunting property in a great neighborhood, this is the tract for you. Not often in farm country do you find contiguous acres of habitat like this property and the hundreds of acres surrounding it. This tract has just over 110 acres of Re-Invest In Minnesota (RIM) easement, but it also has over 40 acres that was left out of the RIM program. This allows you to manage this property as you see fit. The 40 acres located in the south-central portion of the quarter used to be a gravel pit. The current owner has reclaimed the gravel pit to its original state. These 40 acres will be extremely valuable to anyone looking to turn this property into a recreational haven. The possibilities for these 40 acres are numerous; it could be used for food plots, a potential building site for a home or small cabin, you could even farm all 40 acres if you desired. Furthermore, you would be able to put in permanent deer hunting stands or plant trees. In the center of these 40 acres, the current owner left a small impoundment which could potentially be flooded and used for a duck pond or watering source for other wildlife. Now let’s talk about the surrounding area. Firstly, this property has good access to a paved road with a short drive to both Springfield and Comfrey. There are over 300 acres of Walk-In public hunting area to the east of the tract and over 400 acres in the Bashaw and Terri Wildlife Management Area’s to the south and west. The Little Cottonwood River flows just west of this property and provides a great travel corridor for wildlife for several miles extending both east and west. The current habitat on the RIM acres is made up of primarily native grasses with some cattails in the low-lying areas. There is a small stock dam just off the road which holds water most of the year, creating the potential for some duck hunting. The southern edge of the RIM acres has patches of thick willow trees. This is going to be a popular bedding area for deer throughout the year especially with all of the public hunting areas nearby. On the 40 acres left out of the RIM program, the current owner has a corn food plot and multiple other areas which have been tilled and prepped for fall food plots if desired. While I walked this property, I saw numerous mourning doves; because of the makeup of the reclaimed gravel pit and plentiful water, this will be a hot spot of dove hunting.
